BBQ: There is a large charcoal BBQ in the central courtyard, with one bag of charcoal supplied. This is available for use year round.

Bed Linen and Towels: All duvets (synthetic fibres), pillows and bed linen are provided. Cot sheets, bath robes, bath towels and hand towels are supplied. We recommend that you bring extra towels and appropriate footwear (flip-flops) for use with the hot tub.

CCTV/Noise Monitors: Quantock Barns is set on a small complex that also has further holiday accommodation (see The Granary), a cafe/restaurant, commercial lets and a residential caravan park. At the far end of the site, completely away from Quantock Barns, is a wedding venue and fishing lakes. The site operates 24 hour CCTV within and around the public/communal areas (including Quantock Lakes Wedding Venue and Accommodation).

Coffee Machine: Nespresso Krups machine with a small pack of pods supplied.

Cots: 3 travel cots available on request. These are for infants aged 2 years and under. 

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please research the local area to find the nearest charging points.    

Essentials: In the Wagon House there is enough crockery, cutlery and glasses (tumblers, wine glasses, champagne flutes), for a dinner party for 14; all of the other barns have enough crockery, cutlery and glasses for the number of people they sleep.
Initial supplies* of the following in the house and barns: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder.
Hairdryers in all bedrooms.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: Hot tub, games room. 

Food Deliveries: Dart Fresh, Sainsbury's, Tesco, Morrisons, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information. 

Games Room: Pool table.

Garden: Large central courtyard, small courtyard at the back of The Wagon House. Both have outdoor furniture.

Guests: This property sleeps 14 guests in 7 bedrooms. 10 more guests can be accommodated in 5 bedrooms over 4 self-contained suites, at an extra charge per suite - see Extra Beds. For more details please see the Floor Plans. 

Highchairs: 2 available on request.

Hot Tub: This is on the patio at the back of The Wagon House. It seats 6.

Kitchen/Utility:  

The Wagon House: 2 oven electric range, 5 ring electric hob, fridge/freezer, dishwasher, microwave, washing machine and tumble dryer. 

Games Room: 2 under counter fridges.

The Grazing Paddock:  Electric oven, 4 ring hob, undercounter fridge with small freezer compartment, microwave, toaster and kettle.

Wagon Wheel and Double Tree: Fridge, microwave, toaster and kettle

Music: Soundbar in The Wagon House. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for several vehicles.  

Rooms: 7 ensuite bedrooms*, large open plan kitchen/dining room/living room, games room

*2 in The Wagon House, 1 each in Double Tree, Wagon Wheel, Shire Horse and Paddocks 1 and 2. The Grazing Paddock has an open plan kitchen/dining/living room.

Room Configurations: Shire Horse, Paddock 1 and Paddock 2 have zip and link beds (super king or twin), the rest have super kings. 

TVs: TVs in all bedrooms, the living space in The Wagon House and the games room. These are all Freeview TVs with streaming sites available (please use your own password).

Wifi: Broadband.

Woodburner: Woodburner in the living space in The Wagon House for use Nov-Apr. Initial basket of logs supplied, more available on request.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
