BBQ: Charcoal barbecue for use from the start of the Easter holidays to the end of October half-term. An initial supply of fuel is provided.

Bed Linen and Towels: Duvets and pillows (synthetic), bed linen and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tubs. 

CCTV: CCTV covers the driveway and entrance.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 3pm. Check out time - 11am.

Coffee Machine: Nespresso machine (standard pods, with an initial supply provided).

Cots: Cots are not supplied at this property.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring any glitter decorations into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please use this ZapMap to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers), napkins. 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee (sachets), sugar (sachets), washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, laundry pods, hand soap.
Luxury toiletries provided (hand wash, body wash, shampoo and conditioner). Hairdryers in all bedrooms. Iron and ironing board.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: 2 hot tubs, outdoor table tennis.

Food Deliveries:  Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Large enclosed gardens with lawns, outdoor furniture, BBQ and 2 hot tubs.

Guests: This property sleeps 22 guests in 5 bedrooms. Please see the Floor Plans for details.

Note: The dining table comfortably seats 22.

Highchairs: 1 highchair available on request.

Hot Tub: The 2 hot tubs are in the garden at the back of the house; one seats 6-8 and the other seats 6.

Kitchen/Utility: 

1 gas oven, 1 electric oven, 5 burner gas hob, double fridge-freezer, microwave, dishwasher, washing machine, extra fridge in laundry room. The Studio has a fridge, microwave and kettle.

Music: BlueTooth speakers throughout the property and in The Studio. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 6 vehicles.

Rooms:

House: 4 bedrooms (1 ensuite), 3 shower rooms, kitchen/dining room, living room, laundry room.
Studio: Large bedroom, shower room.

Room Configurations: 

Bedroom 1 can be arranged as a king size and bunk beds, or as two singles and bunk beds. Bedrooms 2 and 3 can be arranged as a king size and 2 singles, or as 4 singles. Bedroom 4 has a king size bed and 2 singles. Bedroom 5 (in The Studio) has 2 king size beds with a single bunk above each.

Stairgates: There are no stairgates at this property.

TVs: There are Smart TVs in the main living areas with access to streaming sites (own passwords required).

Wifi: Plusnet wifi (standard speed).

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
