BBQ: Charcoal barbecue for use from the start of the Easter holidays to the end of October half term, with charcoal supplied.

BBQ Lodge: Charcoal barbecue for year round use, initial bag of charcoal provided.

Bed Linen and Towels: Duvets and pillows (hypoallergenic), bed linen, cot mattress sheets, and towels, spa towels are provided. Please bring appropriate footwear for use with the spa facilities. 

CCTV: CCTV covers external areas and grounds, including the tennis court. Inside, the pool house is covered by CCTV for safety reasons.

CCTV is used strictly for safety and security reasons. It is NOT monitored. Please see CCTV at Your Large Group Holiday House.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: Bean to cup Delonghi coffee machine, with beans provided. 1 cafetiere.

Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: Pets are not allowed at this property.

Electric Vehicle Charging: 1 EV charging points for guests to use. Payment is made direct to the owner. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, pint glasses, champagne flutes, water tumblers, water glasses).

Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, bin bags, no laundry capsules, hand soap.
Body wash and shampoo for all shower/bathrooms, conditioner in spa hall, hairdryers in all bedrooms. Iron and ironing board.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Food Deliveries: Sainsburys, Tesco, Ocado and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: Snooker table, sports memorabilia collection, massage chair.

Garden: Large lawns, croquet lawn, play area with tree house, slides, swings, trampoline and nature trail, pond (35cm deep with safety mesh), tennis court, outdoor dining area with bbq and pizza oven, large roof terrace above spa hall with seating, putting green.

The roof terrace cannot be used between 9pm and 8am.

Highchairs: 2 available on request.

Hot Tub: The hot tub is in the pool house. It seats 6.

Ground Floor Kitchen – Large electric fan oven ground floor, 5 burner gas hob, fridge freezer, dishwasher, microwave.

First floor Kitchen – Double electric oven/microwave and 4 ring induction hob, fridge-freezer, dishwasher.

Utility: Fridge, washing machine/dryer

Music:  There are Sonos speakers in the main floor kitchen, dining room, games room and study.  Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 12 vehicles.

Pizza Oven: Charcoal pizza oven for use from the start of the Easter holidays to the end of October half term, with charcoal provided.

Putting Green: Clubs and balls are provided

Rooms: 10 bedrooms (5 ensuite), 2 bathrooms, 2 kitchens, dining room, breakfast room, study, 2 living rooms, games room, fancy dress room, utility, WC.

Sauna: The sauna is in the spa hall and comfortably seats 5.

Spa Hall: The spa hall has a heated pool, hot tub, sauna, separate male and female changing rooms and shower rooms, a WC, seating area and kitchenette.

Stairgates: There are no stairgates at this property.

Swimming Pool: The pool is in the spa hall and is heated to 29.5 degrees; it measures 10m x 5m. The deep end is 2.4m, the shallow end is 1.4m. It has a fountain and steps to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

Tennis Court: All -weather surface for year-round use. Rackets and balls are provided.

TVs: Smart TVs in 2 of the living rooms (Green Lounge and Purple Lounge), and in Eagle Bedroom. These all have a full Sky package including TNT Sports, and access to streaming sites using guests own passwords.

Wifi: Broadband. 

Woodburner: There are woodburners in the study and ground floor living room for use year-round, with logs provided.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
