Bed Linen and Towels: Duvets and pillows (synthetic and hypoallergenic), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: Noise monitor installed in the downstairs kitchen/dining area. Link?
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nescafe Dolce Gusto coffee machine - 8 pods supplied. 1 x 8 cup cafetiere.
Cots: 1 full-size cot (1200mm L x 600mm W) available on request. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.
A travel cot (1060mm L x 705mm W) may also be available if not already allocated to another property. Please ask for details.

Dogs: 1 dog welcome (small charge). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, wine glasses, gin/cocktail bowls, hi-balls, tumblers, pint glasses), tablecloth and 2 ply napkins.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dishcloth and sponge scourer, oven gloves, kitchen roll, tin foil, cling film, bin bags. Bramley hand soap and hand cream in all bathrooms.
Welcome Packs of body wash, shampoo and conditioner. Hairdryers in all bedrooms.

Food Deliveries: Dart Fresh, Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Secure landscaped garden with patio, outdoor furniture, BBQ and hot tub.

Hot Tub: Wood fired hot tub for use until 11pm, with a diameter of 2.05m, seating 5/6 people. Wood is provided. The hot tub can be prepared, ready for you to use on your arrival at an extra charge.
Kitchen/Utility: Double electric oven with built-in microwave, large induction hob, American style fridge-freezer, dishwasher. Guests have use of a laundry room with washing machine, ironing board, iron and baskets - this is just across the car parking area. There is a clothes airer in the house.
Music: No speakers provided. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to the property.
Parking: Off road parking for several vehicles.
Rooms: 4 bedrooms (2 on the ground floor, 2 upstairs), shower room, bathroom, kitchen/dining room, open-plan living room on the first floor.
Room configurations: Bedroom 1 has a king size bed, the others all have zip and link beds that can be arranged as a super king or twins.
Stair gates: Top and Bottom stair gates available on request.
TVs: Smart TV with Freeview, Netflix and Amazon (own passwords required) in living room.
Wifi: Broadband - rural.
Woodburner: Woodburner in the living room for year round use. Initial supply of kindling and logs supplied, with more available to purchase from the owners.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
