BBQ: Big Green Egg charcoal barbecue for year-round use. This can also be used as a smoker and pizza oven (see our favourite pizza dough recipe). 1 bag of Big Green Egg charcoal is supplied, with more available to purchase from the owners.
Bed Linen and Towels: Duvets and pillows (hypoallergenic), bed linen, cot mattress sheets, bath robes and swimming towels are provided. Please bring appropriate footwear for going to and from the pool.
Coffee Machine: Nespresso by Krups coffee machine (20 pods supplied). 2 large cafetieres (1 jar of fresh coffee supplied).
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome at a small charge per pet; these must be added to your booking. Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (white/red wine glasses, champagne flutes, tumblers).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shampoo, conditioner, body wash, bubble bath, hand wash and hand cream, hairdryers in all bedrooms.

Firepit: All wood is provided for this.
Food Deliveries: The following supermarkets will deliver to this property: Asda, Sainsbury's, Tesco, Waitrose. Local food can be delivered by Dart Fresh, Riverford Organics and COOK. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Snooker table.
Garden: Large Mediterranean inspired courtyard, pool garden with lawn, terraces, outdoor dining rooms, garden furniture and garden games (Giant Jenga, badminton and boules). All weather tennis court, 100 acres of farmland to explore including woods and a pond with a small rowing boat (children must be supervised at all times).
Guests: This property sleeps 20 guests in 10 bedrooms. For more details please see the Floor Plans.

Kitchen: Electric range with 3 ovens and 7 ring hob, single oven in kitchen island, 2 ring induction hob, 2 US fridge/freezers, 2 dishwashers.
Utility: 2 washer/dryers, commercial microwave.
Music: Bluetooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Movie/Games Room: 2m projection, Sky Sports & Movies and streaming sites (own password). HDMI cable to connect to your devices.
Parking: Off road parking for up to 10 vehicles. Helicopters can land in the grounds or on the owner’s lawn.
Rooms: 10 bedrooms (4 ensuite), 3 family bathrooms, large kitchen/dining/living room, games/movie room, boot room, utility room, WC, pool house.
Room Configurations: All bedrooms have zip and link beds that can be arranged as super kings or twins.
Stairgates: Stairgates available on request for the top and bottom of the stairs.
Swimming Pool: The indoor spring fed pool has infinity views and is heated to 29 degrees. It measures 15m x 5m with a constant depth of 1.2m and has steps to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Tennis Court: All weather surface, rackets/balls not provided.
Note that whilst the tennis court is primarily for guests' use, it is occasionally used by the owners. They are happy to leave the court at the end of pay if guests are waiting to use it.
TVs: Sky TV with Sports & Movies and connection to streaming sites (own passwords) in the games room/movie room and in the soft seating area of the open plan kitchen/dining/living room. The games/movie room has a 2m projection wall - the projector can be connected to your devices.
Wifi: Starlink broadband.
Woodburner: Open fire in the games/movie room for year-round use. Logs and kindling supplied.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
