We hope the following information will help you plan your stay at Lakes Edge. Please also see our House Rules.

Address: This can be found within your booking once you have secured your holiday.

BBQ: Gas barbecue for year-round use, with an initial supply of gas provided.

Bed Linen and Towels: Duvets and pillows (synthetic/hypo allergenic), bed linen and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub and onsite pool.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: Bean to cup coffee maker, with beans provided (please refill when you leave). 2 cafetieres.

Cots: 2 travel cots available on request. These are for infants aged 2 years and under. You will need to bring your own cot bedding.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There is a Hypervolt 7.3kw EV charger at the house, which guests can use to charge vehicles overnight. Extension leads cannot be used (charging cable to plug only). Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.

Essentials: There is enough crockery and cutlery for a dinner party for 14 guests, glasses (wine, champagne, pint, water/spirit glasses). 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, bin bags, washing powder, hand soap, body wash.
Hairdryers in all bedrooms. Iron and ironing board.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: Hot tub, games room, stunning lakeside setting with private jetty, kayaks and paddleboards available for use.

Guests can also use the onsite facilities – outdoor pool, tennis court, spa, gym, outdoor table tennis.

Food Deliveries: Waitrose, Sainsburys, Tesco, Asda, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: This has a pool table. There is also an Xbox at the house.

Garden: Large top floor terrace with sun loungers and outdoor sofa, ground floor deck with outdoor furniture and hot tub.

The house and deck is secure, with a glass balustrade and gate to the garden and jetty. The garden (grassed area) is not fenced, so dogs and children must be supervised at all times.

Guests: This property sleeps 14 guests in 5 bedrooms. Please see the Floor Plans for details.

Highchairs: 2 available.

Hot Tub: This is outside with views over the lake. It seats 6.

Kitchen/Utility: 2 electric ovens, 1 microwave/combi oven, 4 ring induction hob, fridge, freezer, 2 dishwashers, microwave, ice machine, instant boiling hot water tap. Washing machine, tumble dryer.

Music: Bluetooth speakers in games room. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 4 vehicles. There is more parking in car parks on site.

Rooms: 5 bedrooms (3 ensuite), family bathroom, open plan kitchen/dining/living room, large games room, boot room.

Room Configurations: 

Bedrooms 1 and 2 have super king beds, ensuite wet rooms and private balconies.
Bedroom 3 has a king size bed.
Bedroom 4 has bunk beds, a pull-out single bed and 3/4 size sofa bed.
Bedroom 5 has a motorised single bed and a 3/4 size bed, plus an ensuite wet room. There is also a double sofa bed in the games room.

Stairgates: There is a retractable stairgate at the bottom of the stairs.

TVs: There are Smart TVs in the main living areas and in Bedrooms 1, 4 and 5, with access to streaming sites (own passwords required). The TVs in the living room and games room have a full Sky package.

Wifi: 500Mb fibre broadband.

Wood-Burner: There is a wood burner in the open plan living space for use from Nov-Apr. An initial supply of logs is provided, more can be purchased locally.

*Though the property is finished, there is still building work being completed on the Silverlake estate generally. The building firm are very considerate and this is unlikely to cause any disruption.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
