BBQ: Both houses have a charcoal BBQ for use year round. Charcoal is available at an extra cost.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use in the spa hall.
Check In Details: This information can be accessed within your booking 4 weeks before your stay.
Coffee Machine: 2 large cafetieres in House 1. 2 standard cafetieres in House 2.
Cots: 5 travel cots available on request. These measure 120cm x 60cm and are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 4 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 1 EV charging point for guests to use. Payment for this is made via an App which you will need to download. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, pint glasses, tumblers, champagne flutes).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, a few laundry capsules, hand soap.
Shampoo, conditioner, body wash, hand wash and hand cream in all bath/shower rooms. Hairdryers in all bedrooms, iron and ironing board.

Features: Private spa hall with swimming pool, hot tub and sauna, covered games area, play areas with trampoline, roundabout, play tower, giant nest swing and climbing frame, football nets.
Food Deliveries: Asda, Sainsbury's, Tesco, Morrisons, Waitrose, Ocado and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Area: Table football and table tennis, giant Connect 4. There are also Wellington boots stored here in sizes 4-12, which saves you bringing your own!
Garden: Large landscaped gardens with lawns, terrace and several seating areas.
Guests: This property sleeps 20 guests in 10 bedrooms. 3 extra guest beds are available at an additional charge each. For more details please see the Floor Plans.
Highchairs: 5 available on request.
Hot Tub: The hot tub is in the spa hall. It seats 6 people.
Kitchen/Utility:
House 1: Professional electric double oven, 5 ring electric hob, 2 dishwashers, fridge/freezer, extra fridge, microwave, boiling water tap, washing machine, tumble dryer.
House 2: Double electric oven, 4 ring electric hob, US style fridge-freezer with ice maker, dishwasher, microwave, boiling water tap, washing machine, tumble dryer.
Music: Portable Bluetooth speakers in both houses. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms:
House 1: 6 Bedrooms (5 ensuite), family bathroom, kitchen, living/dining room, snug, utility room, WC.
House 2: 4 bedrooms (2 ensuite), family bathroom, utility room, first floor kitchen/living room with balcony, WC, undercover area with dog shower.
Room Configurations: All bedrooms have zip and link beds (super king or twin) except Bedroom 10 which has a single bed.
Sauna: The sauna is in the spa hall and seats 8.
Stairgates: Fixed stairgates top and bottom in House 1. None in House 2.
Swimming Pool: The pool is in the Spa Hall and is L-shaped, measuring 13.5m long x 5m at its widest part. The large shallow end has a depth of 1.3m and the deep end has a depth of 2m. There are fixed steps and a handrail in the corner of the pool. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Smart TVs in living room, snug and kitchen of House 1 and in the living room and all bedrooms in House 2. These have access to streaming sites using guests’ own passwords.
Wifi: Starlink
Woodburner: Open fire in the living room of House 1, (logs supplied) Oct to Apr at no charge.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
