Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use in the pool hall.

Check In Details: This information can be accessed within your booking 4 weeks before your stay.

Coffee Machine: 2 cafetieres.

Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please research the local area to find the nearest charging points.    

Essentials: Enough crockery and cutlery for a dinner party, glasses (small tumblers, pint glasses, champagne flutes, wine glasses), 1 white cotton tablecloth, napkins. 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets (approx. 6), tea towels, dishcloth, sponge scourer, oven gloves, tin foil, cling film, bin bags, hand soap.
Welcome Packs of shower gel, shampoo, bath salts and soap, hairdryers in all bedrooms.

Features: Private indoor pool, games area with table football, outdoor play equipment, outdoor table tennis, trampoline.

Food Deliveries: Dart Fresh, Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Secure garden with patio and seating.

Kitchen/Utility:  Built-in electric double oven, electric Rangemaster cooker with 2 ovens and 6 burners, 4 burner electric hob in central island, small integrated fridge, US style fridge-freezer, integrated dishwasher, microwave, washing machine.

Music: Bluetooth docking station. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for several vehicles.

Rooms: 6 ensuite bedrooms, large open plan living space, games area, indoor heated pool, WC. 

Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins.

Stairgates: Fixed stairgates at the top and bottom of the stairs.

Swimming Pool: The pool is in the attached pool hall just across the courtyard from the main lodge. It measures 7m x 3.2 and has a constant depth of 1.2m. There is a ladder on the side for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

Toddler Beds: 1 toddler bed is available on request. This is for infants aged 4 years and under.

TVs: There are Freeview TVs in all bedrooms, the open plan living space has a Smart TV with Sky Sports & Movies.

Wifi: Broadband.

Woodburner: There is a woodburner in the open plan living space. Kindling and logs are provided Nov-Apr. 

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
