BBQ: Gas BBQ on the patio for year-round use, with gas provided.
BBQ Lodge: Charcoal BBQ for year-round use, with charcoal provided.
Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets, towels and bath robes provided. Please bring your own towels and appropriate footwear for use in the spa hall.
Check In Details: This can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Cafetieres.
Cots: 3 travel cots or 3 full-size cots (mattress sizes 1200mm x 600mm x 75mm) provided on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.
Departure: Please see When You Leave Your Group Stays Holiday House.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 4 EV charging points for guests to use. This must be selected as a chargeable extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.
Essentials: Enough crockery and cutlery for a dinner party, 30 napkins, glasses (tumblers, pint glasses, red wine, white wine, Pilsner glasses, champagne flutes - at least 30 of each).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dishcloth, sponge scourer, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap, travel kettles.
Welcome Packs of shampoo, conditioner and body lotion, hairdryers in all bedrooms.

Features: Spa hall with pool, hot tub and sauna, games room, movie room, outdoor play train, BBQ lodge.
Food Deliveries: Dart Fresh, Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table, air hockey, table football and table tennis.
Garden: Secure walled garden and central courtyard with patios and seating.
Guests: This property sleeps 20 guests in 10 bedrooms. 10 more people can be accommodated on extra guest beds at an extra charge per person. You can view where these extra beds are on the Floor Plans.
Highchairs: 3 provided on request.
Hot Tub: The hot tub is in the spa hall and is sunken into the floor; it seats 10.
Kitchen/Utility: 3 double combi ovens, 3 fan ovens and 3 warming drawers, 5 ring induction hob, tall fridge/freezer, 2 undercounter fridges, 2 drinks fridges, 3 dishwashers, ice making machine, washing machine, tumble dryer.
Movie Room/Living Room: 2m wide pull down screen and projector with a permanent 3-way splitter that has a Sky box and Amazon fire stick attached; HDMI cable to connect from laptops.
Music: Bluetooth surround sound systems in the open plan living space, games room and living room/movie room. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: There is a car park for up to 20 vehicles and access to the property for unloading.
Rooms: 10 ensuite bedrooms, large open-plan living space, utility room, living room/movie room, games room, spa hall, 4 WCs.
Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins.
Sauna: The glass fronted sauna is in the spa hall and seats 8.
Stairlift: This property has a stairlift to the first floor living room and games room. There is no charge for this but it must be booked in advance.
Swimming Pool: The pool is in the spa hall and measures 10m x 5m with a constant depth of 1.2m; it is heated for year-round use at 28-30 degrees and has corner steps. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Smart TVs in all bedrooms, the games room and the open plan living space. All have a full Sky package, BT Sports and streaming sites.
Wifi: Starlink.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
