Address: This can be found within your booking once you have secured your holiday.

BBQ: Gas BBQ for use year round, with gas supplied.

Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets, and towels are provided. Please bring your own towels and appropriate footwear for use with the swim spa.

CCTV/Noise Monitors: There is a noise monitor in the living/entertaining space and in the games room.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: Sage coffee machine with milk frother. This uses beans – an initial packet is supplied.

Cots: 1 travel cot available on request. This is for infants aged 1 year and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 2 dogs welcome at a small charge per pet. Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please research the local area to find the nearest charging points.    

Essentials: There is enough crockery and cutlery for a dinner party for 13 guests, glasses (wine, champagne, gin/cocktail, pint, tumblers, hi-balls).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, laundry powder/capsules.
Handwash at all sinks, Welcome bottles of shower gel, shampoo and conditioner in all bathrooms.
Hairdryers in all bedrooms.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: Swim spa, games room with pool table, table tennis, table football and arcade games.

Food Deliveries: Waitrose, Sainsburys, Tesco, Asda, COOK and Dart Fresh (Mon, Weds, Fri only) will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: This is in a separate building just a couple of steps from the house. It has a pool table, table tennis, an arcade game, soft seating and a big TV.

Garden: Riverside garden with large patio and lawns, outdoor furniture, Gas BBQ and swim spa. A feature of the garden is a WWII pill box – this is currently blocked off and cannot be used.

NB: The garden is right on the riverbank and is not completely fenced so children must be supervised at all times.

Guests: Teds Place sleeps 12 guests in 6 bedrooms, plus 1 single bed at no extra cost, suitable for a child aged 16 years or under. For more details please see the Floor Plans.

Highchairs: 1 available on request.

Kitchen/Utility: 2 electric ovens, 4 induction rings and 2 heat plates, microwave, dishwasher, fridge-freezer, wine cooler.  Washing machine/tumble dryer in utility room.

Music: There is a portable BlueTooth speaker and fixed BlueTooth in the bathrooms. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to the property.

Parking: Off road parking for several vehicles.

Rooms: 6 bedrooms (1 ensuite), bathroom, shower room, large kitchen/dining room, large living room, utility room, separate games room.

Room Configurations: Bedrooms 1 and 3 have king size beds, Bedrooms 2,4 and 5 have zip and link beds (king size or twin), and Bedroom 6 has a double bed.

Stairgates: There are fixed retractable stairgates at the bottom of each staircase.

Swim Spa: The swim spa is in the garden and measures 4.8m x 2.3m.

TVs: Smart TVs with access to streaming sites (own passwords required) in the living room and games room.

Wifi: Broadband.

Wood-burner: There is a wood-burning stove in the living room for use year round, with 1basket of logs and kindling supplied. 

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
