Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool, hot tub and sauna.
Check In Details: This information can be accessed within your booking 4 weeks before your stay.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet. Dogs must be fed outside or in the utility room.
Electric Vehicle Charging: 1 outdoor plug for EV charging. This is locked so use must be requested; the plug is run on a separate meter so at the end of your stay the owner will take a reading, with payment to be settled before you leave. Due to insurance restrictions guests will not be able to use any other outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes).
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes,wine glasses, half pint glasses, pint glasses), thick paper napkins.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, shampoo and conditioner, hairdryers in all bedrooms, iron and ironing board.

Features: Indoor heated pool, sauna, sunken outdoor hot tub, games room, play equipment.
Food Deliveries: Dart Fresh, Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Full size pool table and table football.
Garden: Walled garden with lawns, rear courtyard, outdoor furniture, play equipment.
Guests: This property sleeps 18 guests in 8 bedrooms. 3 more people can be accommodated on extra guest beds at an additional charge per person. For more details please see the Floor Plans.
Highchairs: 2 available on request.
Hot Tub: The hot tub seats 6 and is in the garden to the side of the house.
Kitchen/Utility: 4 oven electric AGA, 4 ring halogen hob, electric double oven, fridge freezer, extra fridge, washing machine.
Music: There is a Bluetooth speaker at the property. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 8 ensuite bedrooms, games room, large kitchen, dining room, living room, utility room/boot room, sauna, pool hall, WC.
Room Configurations: Bedrooms 1, 3, 4, 6, 7 and 8 have zip and link beds that can be arranged as super kings or twins. Bedrooms 2 and 5 have double beds.
Sauna: The sauna is in a separate building in the rear courtyard. It seats 4-6 people.
Stairgates: The main staircase has gates at the top and bottom. The staircase in the kitchen has a door at the bottom and a stairgate at the top.
Swimming Pool: The pool hall is accessed via the courtyard at the back of the house. The pool is heated to 28-30 degrees and measures 10m x 3.5m with a constant depth of 1.2m. There are steps in the corner to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Toddler Beds: 2 toddler beds available on request. These are for infants aged 4 years and under.
TVs: Sky TV with Sports & Movies in the living room, Freeview TV in all bedrooms.
Wifi: 4G, broadband.
Woodburner: There is no woodburner, but there is an open fire in the living room. Logs are provided for this year-round.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
