Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes and towels are provided. Extra towels are supplied for use with the hot tub and sauna Please bring appropriate footwear for use with the hot tub and sauna.
CCTV/Noise Monitors: Noise monitors in the communal areas on the ground floor.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 1 large cafetiere.
Cots: Cots are not provided at this property.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, highballs, tumblers, shot glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms, iron and ironing board.

Firepit: Wood firepit for use Easter to end October, wood not provided.
Food Deliveries: Dart Fresh, Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Enclosed south facing garden with large terrace, lawns and wildflower meadow. NB: The stream at the bottom of the garden is unfenced so children must be supervised at all times.
Guests: This property sleeps 10 guests in 5 bedrooms. 4 more guests can be accommodated in extra guest beds at no additional charge - these beds are ideal for children, so 4 of the bedrooms are great for families. For more details please see the Floor Plans.
Note that due to planning restrictions this property is only available to family groups.

Hot Tub: The hot tub is on the patio at the back of the house. It comfortably seats 5.

Movie Room/Living Room: Projector in living room/movie room (Amazon Firestick, Netflix, etc) with 8ft x 4ft projection.
Music: Bluetooth docking station, Alexa Echo speaker in kitchen/dining room. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 5 bedrooms (2 ensuite), large kitchen/dining room, living room/movie room, family bathroom, utility & boot room.
Room Configurations: All bedrooms have zip and link beds (super king or twins) except for Bedroom 2 which has a 4ft 6” double bed.
Sauna: The barrel sauna is on the terrace and seats 4-6.
TVs: Projector in living room/movie room (Amazon Firestick, Netflix, etc) with 8ft x 4ft projection.
Wifi: Fibre broadband.
Woodburner: There is a woodburner in the living room for use year-round. 1 basket of logs is provided with more available to purchase.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
