BBQ: Gas barbecue for year round use, with fuel supplied.
Bed Linen and Towels: Duvets and pillows (synthetic and feather), bed linen, cot mattress and bedding, towels and pool towels are provided. Please bring suitable shoes for going to and from the pool.
Check In Details: This information can be accessed within your booking 4 weeks before your stay.
Coffee Machine: 2 cafetieres.
Cots: 3 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 6 dogs welcome. Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There is 1 EV charging point at the property. Payment is made direct to the owner on departure. Extension leads cannot be used (charging cable to plug only). Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine, champagne, pint, water/spirit, shot glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scouring sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, laundry soap/powder, hand soap.
Hairdryers in all bedrooms. Iron and ironing board.

Food Deliveries: Waitrose, Sainsbury's, Tesco, Asda and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room This is in the Courtyard building at the back of the house. It has a ’gentleman’s club’ vibe, with a full size snooker table, piano, TV, and sofas.
Garden: Large front terrace with outdoor seating, croquet lawn (croquet set provided), 5 acres of landscaped gardens, woodland paths, side terrace with a pergola and outdoor seating, Grade II listed Victorian grotto.
The outdoor dining table seats 20
The garden has a fenced swimming pool and a fenced grotto, and an unfenced fountain so children should still be supervised at all times.
Guests: This property sleeps 20 guests in 10 bedrooms. You can view where these extra beds are on the Floor Plans.
The dining table comfortably seats 18.
The owners sometimes live on site in completely separate accommodation; they are on hand if needed, but otherwise won’t be seen,
Gym: This is in the Courtyard building at the back of the hosue. It has a running machine, weights machine, free weights, a punchbag, and table tennis.
Highchairs: 2 provided on request.
Inflatables: Guests may bring their own floats provided that they do not contain glitter.
Kitchen/Utility:
Domestic Kitchen: 2 oven oil fired Aga, dishwasher, US style fridge, spring water tap.
Catering Kitchen: 4 x electric ovens, 7 burner gas hob, US style fridge freezer with ice machine, commercial dishwasher, microwave.
Washing machine and dryer in laundry room next to gym.
Music: Bluetooth speaker in the kitchen. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 10 ensuite bedrooms (8 ensuite floorplan shows 9 – 2 beds share a bathroom), family bathroom, kitchen, catering kitchen, large reception hall, drawing room, dining/living room, laundry room.

Sauna: Infra-red sauna seating 6.
Stairgates: There are no stairgates at this property.
Swimming Pool: The Mediterranean style outdoor saltwater pool is in its own walled garden next to the house. The pool is heated by solar PV from the end of May through to end of August. It measures 12m x 6m with a constant depth of 1m. There are steps to aid access. The courtyard also has a stone built summer house with terrace above, a sauna, outdoor cold water shower and pagoda.
Tennis Court: This is an all weather astro-turfed court. Rackets and balls are supplied.
TVs: There are Smart TVs with access to streaming sites (guests' own passwords) in the living room, games room and Bedroom 7.
Wifi: Starlink.
Wood-burner: There are open fires in the large reception hall and in the dining room. These can be used year round. An initial supply of logs is provided.
Yoga/Dance Studio: This is in the Courtyard building at the back of the house.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
