BBQ: Charcoal BBQ for use year round. You will need to bring your own charcoal.

Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen and towels are provided. Please bring your own towels and footwear for use with the pool and hot tub. 

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: 2 x cafetieres.

Cots: Cots are not provided at this property.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, tumblers, wine glasses). 

Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Iron and ironing board. 2 hairdryers.

Features: Outdoor swimming pool (April to Oct), hot tub, poolside shack (weatherproof and heated) with movie screen and bar, silent disco.

Food Deliveries: Asda, Sainsburys, Tesco and Waitrose will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Enclosed garden terrace with pool, hot tub, weatherproof and heated poolside shack with bar and movie screen, firepit (logs not supplied), outdoor showers, outdoor seating, children’s play table.

Guests: This property sleeps 24 in 10 bedrooms over 2 adjoining townhouses (East Wing and West Wing). For more details please see the Floor Plans.

Highchairs: 1 provided on request.

Hot Tub: This is in the garden terrace. It seats 6.

Kitchen/Utility: 

Both kitchens have 3 electric fan ovens, 2 x 4 ring electric hobs, 1 large fridge-freezer, 1 dishwasher and   a microwave. There is a drinks fridge in the poolside shack.

There is 1 washer/dryer.

Music: Due to noise restrictions there is no facility to play music at this property. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 6-7 vehicles.  

Rooms: 10 bedrooms (2 ensuite), 2 bathrooms, 1 shower room, 2 x open plan living spaces with kitchen/dining/lounge areas, reading nook.

Stairgates: There are no stairgates at this property.

Swimming Pool: The swimming pool is in the garden terrace and is heated (29 degrees) for use from April to October. It has a depth of 1.2m and steps to aid access. The pool can be heated from October to March at an additional fee – note that minimum temperature cannot be guaranteed as this is dependent on the air temperature. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: 2 x TVs with full Sky package and access to streaming sites (using guests’ own passwords) in both lounge areas. Projector and movie screen in the poolside shack.

Wifi: BT superfast.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
