BBQ: Charcoal BBQ for use year round. You will need to bring your own charcoal.

Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen and towels are provided. Please bring your own towels and footwear for use with the pool and hot tub. 

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: 2 cafetieres.

Cots: Cots are not provided at this property.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, tumblers, wine glasses). 

Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Iron and ironing board. 2 hairdryers.

Features: Outdoor heated pool, hot tub, games room/bar, indoor tube slide, ball pit/glam station, selfie room (extra cost), movie room, shower karaoke, trampoline.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room/Bar: Pool table (converts to 8 seater dining table), beer pong, PlayStation, TV, small kitchen area.

Garden: Large, enclosed garden with swimming pool and hot tub, trampoline, firepit area (logs not provided) with swings, outdoor shower, outdoor furniture, sun loungers, all weather lawn.

The dining table in the main kitchen seats 14

Highchairs: 1 provided on request.

Hot Tub: This is in the garden. It seats 6.

Second/Chicken Kitchen: Electric oven, 2 ring electric hob, dishwasher, fridge.

Bar: 2 ring electric hob microwave, drinks fridge.

3 x washing machines, 2 x tumble dryers.

Music: Portable speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 8 vehicles.

Stairgates: There are no stairgates at this property.

Swimming Pool: The swimming pool is in the garden and is available year round (heated from April to September). This is 1.2 metres deep, heated to 28 degrees has steps to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: TVs in games room/bar, main kitchen, second lounge (full Sky package), 90" projector with Firestick in movie room.

Wifi: BT superfast.

Woodburner: Wood-burner in second lounge, logs are not provided.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
