BBQ: Charcoal BBQ for use year round. You will need to bring your own charcoal.

Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen and towels are provided. Please bring your own towels and footwear for use with the pool and hot tub. 

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: 2 cafetieres.

Cots: Cots are not provided at this property.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: 4 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, tumblers, wine glasses). 

Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Iron and ironing board. 2 hairdryers.

Features: Outdoor heated pool, hot tub, pool house with bar, pool table, TV and snug, children’s play area, trampoline, indoor slide, play area and ball pit, table football, beer pong, glam station, football table, silent disco.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Large wraparound garden with lockable gates, swimming pool, hot tub, terrace with outdoor furniture for 20, chiminea (logs not provided), all weather lawn, play area with climbing fort, playhouse, scribble wall and trampoline.

Guests: This property sleeps 21 in 10 bedrooms, with room for 1 extra guest on a single sofa bed. For more details please see the Floor Plans. 

The dining table seats 20

Highchairs: 1 provided on request.

Hot Tub: This is in the garden. It seats 4.

Kitchen/Utility: 5 x electric ovens, 6 ring electric hob, 2 x US style fridge-freezers, dishwasher, microwave, air fryer, washing machine, tumble dryer. Drinks fridge in pool house.

Music: Bluetooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 7 vehicles.  

Rooms: 9 bedrooms (6 ensuite), 2 bathrooms, large kitchen/snug with table football, lounge/dining room with silent disco, glam station, kids play/TV area and ball pit, 2 x WCs, movie room (doubles up as a bedroom for 4).

Stairgates: There are no stairgates at this property.

Swimming Pool: The swimming pool is in the garden and is available for use from April to September. It is 1.2m deep, is accessed via steps, has a swim up bar and is heated to 30 degrees. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: 250” projector screen in movie room with Amazon Fire Stick, 65” TV with full Sky package in pool house, 45” TV in kids play/TV area, 45” TV in Alpaca Suite. These have access to streaming sites (using guests’ own passwords.

Wifi: BT superfast.

Woodburner: There is no wood-burner at this property, but the pool house has a bio-ethanol fireplace. Fuel is not provided.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
