Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen and towels are provided. Please bring your own towels and footwear for use with the pool and hot tub. 

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: 2 cafetieres.

Cots: Cots are not provided at this property.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 4 dogs welcome (small charge per pet). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please use this ZapMap to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, tumblers, wine glasses). 

Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Iron and ironing board. 2 hairdryers.

Features: Outdoor heated pool, hot tub, games room, movie area, disco/karaoke room, piano/wine bar, glam/beauty station, relaxation net, indoor slide and ball pit, pool shack, play area with climbing fort and trampoline.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: This is on the ground floor and has a pool table.

Garden: Large, enclosed garden with lockable gates. Fenced swimming pool, hot tub, terrace with outdoor furniture for 22, sun loungers, chiminea, firepit hut (logs not provided), all weather lawn, play area with climbing fort and trampoline.

Guests: This property sleeps 26 guests in 10 bedrooms. For more details please see the Floor Plans. 

Highchairs: 1 provided on request.

Hot Tub: This is in the garden. It seats 4.

Kitchen/Utility: 5 x electric ovens, 2 x 4 burner electric hobs, 2 x freezers, 3 x fridges, drinks fridge, 3 x dishwashers, microwave, washing machine, tumble dryer.

Music: Portable speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 6 vehicles. Large car park just across the road with 250 free spaces.

Rooms: 10 bedrooms (5 ensuite), 2 bathrooms, 1 shower room, large open plan living space (with movie area, dining area, comfy seating, raised kitchen, ball pit, children’s play area and slide), mezzanine (with piano/wine bar, TV lounge and relaxation net), relaxation lounge, games room, second kitchen, disco/karaoke room, make-up/glam area, utility room x 2,

Stairgates: There are stairgates at the top and bottom of the stairs to the mezzanine.

Swimming Pool: The fenced swimming pool is in the garden and is available for use from April to September. It has a depth of 1.2m, is heated to 28 degrees, and has steps to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: Smart TVs in TV lounge on the mezzanine, in the Relaxation Lounge, and in Zebra Bedroom. Projector and large screen in the movie area. All have access to streaming sites (guests’ own passwords).

Wifi: BT superfast.

Woodburner: This is in the open plan living space and can be used year round. Logs and kindling are not provided.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
