If you come over all smiley when you arrive at Overbrooks, well, that’s natural, because to arrive here is to arrive in a different world, one that feels like it’s all yours, far away from the madness of life. And for however long you’re here, it is all yours, so peaceful and perfect, as if time has slowed right down.

Go over the bridge that crosses the brook, and in through the porch to a wide hallway with a sofa, a workspace, and a wood-burner for the chillier days; you’ll notice the charm of the house, how the country style interiors and modern features work so well together. Off the hall there’s a utility room that can be accessed from outside, perfect for when you’ve been out with the dog and you come back a little wet or muddy.

Go through to the dining room/kitchen and you’ll find soft seating and a wood-burner, a well-equipped Shaker style kitchen, and a long dining table where you can gather together for celebration feasts. Doors open onto the decked terrace for warm sunny days, underfloor heating beneath the limestone tiles keeps you toasty in the winter. Off the dining area there’s a utility room with laundry facilities.

Straight ahead in the hallway is the sitting room, a cosy space to watch TV and chatter; to the right is the drawing room, lovely and light filled with triple aspect windows and doors opening onto the terrace.

Upstairs, Bedroom 1 is straight ahead, a spacious room with a vaulted ceiling; it has a super king bed, a dressing area and an ensuite bathroom. To the left of the landing is Bedroom 2, with a king size bed and an ensuite bathroom. The landing continues round to the family shower room, Bedroom 3, with a double bed, and Bedroom 4, with zip and links (super king or twin). Bedroom 5 is opposite Bedroom 2 and has adult sized bunk beds.

The larch-clad annexe is just a very short saunter from the main house; being self-contained it’s great for a family or for anyone who likes their own space. It has a large open-plan living space with a kitchen, dining area and comfy seating, a utility room/WC, a shower room with a big walk-in shower, and two bedrooms. Bedroom 6 has twin beds and Bedroom 7 has a king size. What’s handy is that the dining table doubles up as a game area where you can play pool and table tennis. Just outside on the terrace is the hot tub, with fabulous views over the gardens.

The gardens are gorgeous; two brooks slip merrily along, there are lawns to play on, and prairie style planting inspired by the Piet Oudulf Garden at Hauser & Wirth just down the road at Bruton. The younger folk will love the trampoline and you can all play rounders in the paddock. Good times will be had, everlasting memories will be made when you stay at Overbrooks.
