Kingshay Barton is a luxury large group holiday house tucked away at the end of a no-through lane in South Somerset. These former farm buildings have been sympathetically converted to sleep 20 guests, with room for three more pull-out beds suitable for toddlers at an additional charge each. There’s a fantastic spa hall with a pool, hot tub and sauna, a games room and a cinema room, plus 2 acres of grounds and a field all to yourselves.  

At the front of the house there’s a large paved courtyard with flower beds and outdoor seating; go through the big old front door into the hallway and off to the right is the games room with a pool table, table tennis and a TV; stairs lead to Kingshay Odeon - the cinema room, with tiered seating for 18, big comfy floor cushions and a huge screen. Also off the games room there’s a snug, a quiet space that’s ideal for a quiet chat or for curling up with a book, and lockable doors to the spa hall with a heated pool, glass fronted sauna, a sunken hot tub, and a shower room. At the end of the room French doors open onto the patio.

Upstairs there’s a quiet area in front of the window overlooking the woods, and a long landing that takes you to Bedrooms 1-3. These rooms all have en suite shower rooms and sleep 2 guests in zip and link beds (super king or twin); Bedrooms 1 can also accommodate a pull-out truckle bed (extra charge) suitable for toddlers so it makes a great family room.

To the left of the hall is a commodious open plan living and entertaining space, perfect for happy group holidays and celebrations; you can all get together, dance, sing, and raise a glass. There are sofas and chairs, in the middle is a huge bespoke dining table and at the other end, a kitchen that’s so well equipped it makes catering for your large group stress free. Floor to ceiling windows let the daylight pour into the room and French doors open onto the south facing garden. Just off the kitchen area there’s a utility room with freezers, a wine cooler, an ice maker and laundry facilities.

Step down to a hallway with access to the courtyard - handy for when you come back from a country walk with the dog or with muddy boots. Along the hallway are Bedrooms 4-6 which all sleep 2 people in zip and link beds; Bedrooms 4 and 6 have en suite bathrooms with a bath and separate shower, and Bedroom 5 has an en suite wet room. Bedrooms 5 and 6 can both also accommodate a pull-out truckle bed at an additional charge - these are great for toddlers. Bedrooms at Kingshay Barton all have a wonderful outlook over the gardens, or of fields and woods, so you’ll have nothing but peace and quiet; the perfect large family holiday in the country.

Bedrooms 7-10 are in the attached Stables and all have en suite shower rooms. These Bedrooms are accessed from the courtyard, with one door leading to Bedrooms 7 and 8, and another to Bedrooms 9 and 10. These rooms are ideal for older couples who prefer an earlier bedtime or for those who just like to have their own space.

The gardens wrap around three sides of the house, with the main part outside of the kitchen and spa hall; there’s a big patio where you can sit out in the sunshine together, and lawns that wind round to a mini Stonehenge, and to the rustic BBQ bothy at the side of the garden. You can enjoy feasts out here anytime of year as besides the long table and benches to seat all, there’s lighting, heating, windows and doors.

The gardens are wonderful, birds sing from the tree tops, butterflies flit from flower to flower, bees buzz about happily collecting pollen. At the back of the house a gate opens onto a secure field where you can all play rounders or have a picnic, and another leads down to a stream where you can spuddle about and have a paddle. At the side of the house there’s an orchard; the apple trees burst with blossom in the springtime and a buttercup meadow slopes gently down to another stream.
