Kingshay Barton is a luxury large group holiday house in Somerset sleeping 20 guests. It has a private spa hall with a pool, hot tub and sauna, there’s a games room, cinema room and large grounds. With 3 extra guest beds (charged) for children aged 8 years and under, this is a wonderful place to stay for big family holidays and celebrations.

Security gates lead to the paved courtyard at the front of the house with wide steps to the front door. Go into the hallway and to the right is the games room with a pool table, table tennis and a big TV; stairs lead to ‘Kingshay Odeon’, with tiered seating, air con, interval lighting, surround sound and a big screen.

Next to the games room is the snug, straight ahead are secure doors to the spa hall with a heated pool, glass fronted sauna, sunken hot tub, changing rooms and showers.

Bedrooms 1-3 are on the first floor; all have ensuite shower rooms and sleep 2 in zip and link beds (super king or twin); Bedrooms 2 and 3 can also accommodate an extra guest bed (charged).

Left of the hall is the huge open plan living/entertaining space; light pours in through full height windows, French doors open onto the terrace. This is one big happy space with sofas and chairs to one side, a long bespoke dining table to the other, and at the end of the room, a very swish and well-equipped kitchen, designed to make catering for your large group stress free. Off the kitchen there’s a utility room and steps down to a hallway with access to the front courtyard - handy for when you come back from a country walk with wet dogs and muddy boots.

Along the hallway are Bedrooms 4-6, all sleeping 2 in zip and link beds; Bedrooms 4 and 6 have ensuite bathrooms with a bath and separate shower, and Bedroom 5 has an ensuite wet room. Bedroom 6 is another room with an optional extra guest bed.

Bedrooms 7-10 are in the attached timber-clad Stables, all sleeping 2, with ensuite shower rooms. These rooms are accessed from the courtyard, so it makes a great set up for older couples who prefer an earlier bedtime or for those who just like to have their own space.

The large gardens wrap around three sides of the house; outside of the kitchen the terrace leads onto lawns that wind round to a mini Stonehenge, and to the rustic BBQ bothy with lighting and heating, great for happy family feasts any time of year.

A gate leads down to a stream where you can have a paddle; at the side of the house there’s another gate to the orchard; apple trees burst with blossom in the springtime, a buttercup meadow slopes gently down to another stream. Kingshay Barton is a little piece of heaven in the country.
