This is a house that has all the welcoming feels of a happy home, so you’ll feel relaxed the minute you step through the door to the hallway. Round to the left is the living room; in the summer pull back the doors to the patio, in the winter light the wood-burner after a bracing stroll on the Sussex Downs.

Next to the living room is the large, light and airy kitchen/dining room; the heritage style kitchen is well-equipped, with a big central island, the dining table is perfectly positioned beneath a big lantern skylight – what a backdrop for all those happy holiday feasts and celebration dinners! Step out for cocktails on the patio, hire private chefs to come and cook for you – a great way to mark that special birthday or anniversary.

Off the kitchen there’s a utility room, also accessed from the hall, and right next to it there’s a shower room. Right of the hall are Bedrooms 4 and 5, both with a king size bed.

Bedrooms 1-3 are upstairs; Bedroom 1 is the master bedroom of this luxury group accommodation and has a walk-in wardrobe, an ensuite bathroom with a free-stranding copper bath and separate shower, and a balcony. Bedroom 2 has a king size bed and Bedroom 3 can have a king size bed or twins. These rooms have shared use of the family bathroom on this floor, which has a free-standing bath and a handheld shower.

At the front of the house is the Annexe, which makes a brilliant space for a family as it sleeps 4; it’s also great for the less able bodied as it’s wheelchair friendly throughout. There’s an open plan kitchen/living room with a double sofa bed (suitable for children aged 16 years and under), Bedroom 6 with a double bed, and a shower room.

The gardens are a dream, especially in the summer when everything is in full leaf and the flowers are out. There are different areas to explore, lawns to play on, a pond with an island and a duck house, and a secret garden with stepping stones; stroll across the little bridge, beneath the wisteria covered pergola, just love that charm.

The pool garden is part walled and has a secure locked gate for peace of mind; idle the days away lounging poolside, slip in for a dip or a splash about.
