A wonderful large group holiday experience awaits you at Heddinay, set on a private estate deep in the East Devon countryside, just a very short drive from the beaches on the Jurassic Coast World Heritage Site. 13 ensuite bedrooms sleep 26 guests – 10 in a humongous main barn and 3 in a smaller one, and there’s room for 2 more adults in an Annexe extra cost (subject to availability). You’ll have exclusive use slots of a heated outdoor (March to October), shared use a of a games room and play field and the freedom to explore the 52 acre private grounds.
Downstairs
Main Barn: Step into the hall at ground level, on the left is Bedroom 1, a spiral staircase, and a utility room with laundry facilities, to the right there’s a second living room where full height doors open onto a large balcony with far reaching views over an unspoilt valley. Next to the living room there’s a kitchen, and a little further along there’s a second spiral staircase, a loo with an original prison door, and Bedrooms 2-4. Go down to the lower ground floor where there’s an enormous open-plan living space that has a well-equipped kitchen, a dining table that seats up to 34, and plenty of sofas and chairs to comfy up on. Floor to ceiling doors open onto the terrace, there’s a bar to one end, and a useful back kitchen to the other. Just off the dining area there’s a loo and Bedroom 10, which is access friendly.
Smaller Barn: This is just a few hearty strides across the courtyard and has an open plan living/dining/kitchen room to the left as you step inside. At one end is Bedroom 14, at the other, steps lead to Bedrooms 15 and 16. Doors open from the living space and Bedroom 15 to the private garden.
Upstairs
Main Barn: From the ground floor, the stairs outside of Bedroom 1 take you up to Bedrooms 5-7, the stairs by the kitchen leads to Bedrooms 8 and 9. All bedrooms have wardrobe space and either an ensuite bathroom or shower room, and to keep your toes nice and toasty, there’s underfloor heating throughout. Outside
Main Barn: At the back of the house there’s a ground balcony with comfy garden furniture; with the loveliest views across the valley, this is a fantastic place to gather in the fresh air. Early birds can watch the sunrise, night owls can watch it set. Outside the lower ground floor there’s a terrace for alfresco dining and a private garden and wheelchair access to Bedroom 10.
Smaller Barn: The smaller barn also has its own garden with outdoor furniture and a BBQ; neither of the gardens are overlooked.
Next to the parking barn is the play field and the games room. Follow the path around the courtyard to the swimming pool, to enjoy your designated slots. Go for a wander on the estate, discover the 500 year old oak tree in the wet wood, stroll through the fields and woodlands, keeping an eye out for the resident wildlife.
