Introduction

Flossy Brook is a purpose-built lodge offering spacious and luxurious self-catering accommodation for 12 guests.

By Road: You'll find detailed directions in the Check In information which you'll be able to access after you've made your booking.

Buses: The nearest bus station is at Taunton, 11 miles away. Buses run from Taunton to Chard, which is the nearest town, just 5 miles distant. Taxis are readily available from the centre of Taunton and Chard. There is also a daily bus service from Taunton to Bishopswood.

Trains: The nearest train station is at Taunton,11 miles away – taxis are usually available here. Alternatively, Tiverton Parkway is 15 miles away and taxis are usually available at the station.

Groceries: Groceries can be delivered by Tesco, Sainsbury's, Waitrose, Asda and COOK by pre-ordering on-line.

Arrival and Car Parking: From the road a double gate leads to a large parking area. It is possible to get a vehicle right up to the paved path that leads around the building to the front door.

From the car park area to the front door there is a gentle paved ramp with a 1m square paved area before the front door. Here you cross a 5mm threshold through an 800m doorway directly into the downstairs hallway. There are three doors and a staircase leading off this hallway.

Inside

The ground floor is level throughout with all stone flooring.

From the hallway, to the right you enter the swimming pool through a doorway 800mm wide and over a small ramped threshold. The pool is 7m x 4m and has a constant depth of 1.4m. There is a large area around two sides of the pool with room to sit, with some seating provided. The steps are located on one side of the pool with handrails to allow for easy access. There is a door 750mm wide with a 170mm step from the pool hall to the patio. The patio area is fenced for safety.

Leading off 2nd left from the hall, past a cloakroom recess, an 800m doorway leads you through to Bedroom 1, which is 4m x 4m and has a walk-in wet room through an 800mm doorway and over a small ramped threshold. This wet room is 2.4m x 2.8m at the widest point, and is fully tiled throughout, with a toilet 420mm high and a sink 810mm high. The shower has low and high level adjustment.

To the left of the entrance hall stairway, through a 770mm door is a small cloakroom/WC.

Under the stairs is a cupboard with a washer-dryer and ironing facilities.

To the left of the entrance hallway a staircase of 11 steps with a single hand rail leads to a half landing. From the half landing a further 2 steps take you to the upper hallway. To the left is Bedroom 4 which is 3.6 x 2.5m and 3.8m at the widest point. To the right is a bathroom with a tiled floor and panelling. The toilet is 420mm high, the bath is 550mm high and has a handsfree shower, and the sink is 810mm high. To the right of the bathroom is Bedroom 5 which is 5.6 x 3.7m.

First left from the entrance hall, through an 800m doorway, is the kitchen. Here there is a central island with a small fridge and at least 1.6m of space to all sides, an electric range cooker incorporating a large hob with a fan assisted oven and a conventional oven, a microwave, a larder fridge, a freezer, 2 dishwashers, a sink and lots of storage. The kitchen is open plan through to a dining and living area which is 9m x 5.5m. The dining area has a large table (800mm high) and chairs to comfortably seat all guests. The lounge area has a large flat screen TV, a woodburner, one large corner sofa, another sofa and two arm chairs, a large coffee table, and side tables with lamps.

There are two sets of French doors leading outside from the dining/living area to a patio. The doors open to 1.6m wide with a 170mm step.

From the dining/living area a second staircase of 11 steps leads to a landing. From here 2 extra steps lead off to the right and left. To the left the first door on the left leads to a bathroom. This measures 2m x 1.5m and has a tiled floor and wall panelling. The toilet is 420mm high, the bath is 550mm high and has a handsfree shower, and the sink is 810mm high. Straight ahead a door leads you into Bedroom 3 which is 4.3m x 3.7m.

From the stairs, to the right is a gallery measuring 3.2m x 3.7m; this leads to Bedroom 2 which is 3.5m x 3.7m. This room has an ensuite bathroom which is 3.7m x 1.6m and has a tiled floor and wall panelling. The toilet is 420mm high, the bath is 550mm high and has a handsfree shower, and the sink is 810mm high.

 Both sides of the first floor have level oak veneer flooring throughout.

 All bath/shower rooms have low and high level shower attachments.

Outside there are two lawned areas, one with children's play equipment and a large netted trampoline. There is a large patio area with garden furniture and a barbecue.

There is also a fenced wildlife area with a pond.
