Follow the winding Devon lanes to Smalls, nestled in the hillside across from Salcombe on the Kingsbridge estuary. This gorgeous large group holiday home is set in extensive private grounds that slope gently down to Smalls Cove where you’ll have direct access to a private beach area.

Step through the door into the utility room and secondary kitchen; here’s where you can dry off the dog and leave your sandy shoes and wetsuits after a day on the beach. Round to the right are two ground floor bedrooms and a bathroom; Bedroom 3 has a king size bed and Bedroom 4 has bunk beds with an optional extra guest bed at no additional charge – a great room for 3 children sharing. The bathroom has a bath and a separate shower.

Straight ahead from the utility room are the stairs; up you go and off to the right are the kitchen and the living room. Interiors are so fresh, with a distinctive waterside air and the décor is so in keeping – crisp and white with shades of blue. It’s the perfect place to unwind and it feels like a world of your own.

The kitchen is well-equipped, with an electric oven and hob as well as the oil-fired Aga; in the middle of the room a pine-topped table comfortably seats 9. In the living room you can put your feet up on the sofas and relax; if it’s cold outside light the woodburner for extra warmth and a cosy glow.

Left of the stairs are Bedrooms 1 and 2. Bedroom 1 is the master bedroom of the house; it has sea views, a king size bed and an ensuite bathroom with a freestanding bath and separate shower. Bedroom 2 also has a king size bed, and just opposite there’s a shower room.

From the kitchen, doors open to the garden and the wider grounds; this is an outstanding feature of Smalls because they really are enormous and you’ll have so much fun exploring. The walled garden, terraces and wooded areas echo the days when a grand Georgian house stood here, it’s all rather magical. The decking by the kitchen is a lovely spot for morning coffee, a leisurely barbecue or even a nightcap beneath the stars.

Typical of hillside gardens, the grounds have different levels and lead right down to the waterside. Wind your way round to the other decking areas with a hot tub and a firepit, and wonderful views over the estuary; slip into the warm bubbles, enjoy the vista before you, the wholesome sea air, and fingers crossed, the warmth of the sun.

Over a narrow road the grounds continue down to Smalls Cove, which has safe bathing status. The path winds its way through the trees, past the ponds and a seating area, and then there’s the beach, with an area roped off exclusively for guests' use.
