BBQ: 2 Charcoal BBQs for use year round. You will need to bring your own charcoal. Instant light charcoal packs can be purchased onsite.

Bed Linen and Towels: Duvets and pillows (synthetic), bed linen and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub. 

Check In Details: This information can be accessed within your booking 4 weeks before your stay.

Coffee Machine: Each kitchen has a Bosch Tassimo coffee machine with an initial supply of pods (1 per person), and a cafetiere.

Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Departure: Please see When You Leave Your Group Stays Holiday House.

Dogs: Sorry, pets are not allowed at this property.

Electric Vehicle Charging: 2 EV charging points for guests to use. This can be arranged and paid for with the property owner as required. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging at Holiday Homes for important information.

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine, champagne on request, pint, tumblers, ).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, milk, washing-up liquid, dishwasher tablets, tea towels, dish cloth, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
1 hairdryers is provided for each cottage.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: Indoor hot tub, games room, Gathering House for dining together, covered courtyard gazebo, play area, private stretch of coarse river fishing (EA licence needed).

Food Deliveries: Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your arrival time. We recommend that you put your name and mobile number on the delivery information.

Games Room: This is just a few steps away from the cottages in a first floor room of the main farmhouse, accessed via an external staircase. It has a snooker table and chairs for spectators.

Garden: Courtyard and patios with outdoor furniture, courtyard with covered seating and BBQs, large enclosed gardens with play area.

Guests: This property sleeps 25 guests in 10 bedrooms over 4 individual cottages. For more details please see the Floor Plans. 

Highchairs: 2 available on request.

Hot Tub: This is in the Hot Tub House and seats 7.  

Kitchen/Utility: Each kitchen has an electric oven and hob, fridge-freezer, dishwasher, microwave, washer/dryer.

Music: Sound system in The Gathering House, BlueTooth speakers in each cottage. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for up to 12 vehicles.  

Rooms: 10 bedrooms (1 ensuite), 4 bathrooms, 4 x kitchens, 4 x living room/dining rooms.

Room Configurations: 

Henrietta’s: Bedroom 1 has twin beds, Bedroom 2 has a double and a single, and Bedroom 3 has a double.

Herman’s: Bedroom 4 has 3 single beds, Bedroom 5 has a double, and there is a double sofa bed in the living room.

Casper’s: Bedroom 6 has a double bed, Bedroom 7 has twin beds.

Frank’s: Bedroom 8 has a double and a single bed, Bedroom 9 has bunk beds and Bedroom 10 is a twin room.

Stairgates: 1 available on request for 1 of the cottages only.

TVs: Smart TVs with access to streaming sites (guests’ own passwords) in the 4 living room areas.

Wifi: Reliable broadband.

Wood-burner: Wood-burner in The Gathering House for use year round, with logs supplied.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
