BBQ: Charcoal barbecue for use on request from Easter to the end of October. Charcoal not supplied.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: Security cameras operate on the outside areas, including the entrance gate, rear gate and the parking area and garden in front of Valleys Reach. Noise monitors in the games room and drawing room.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Coffee filter machine and 4 cafetieres.
Cots: 2 full-size cots are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 1 dog welcome (small charge). Please ensure you have read our Group Stays Dog Rules before planning to bring your pet. A welcome dog pack is provided, including waste bags.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). The nearest EVP is in Wiveliscombe less than 3 miles away.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, highballs, cocktail glasses, pint glasses), full tea service, tablecloths and napkins on request.
Initial supplies* of the following: At least 2 toilet rolls per toilet, washing-up liquid, dishwasher tablets, rinse aid, dish cloths, sponge scourers, washing-up brush, metal scourer, tea towels, oven gloves, hand soap, tin foil, cling film and bin bags. Welcome pack of tea, coffee, sugar, milk and biscuits.

Food Deliveries: Dart Fresh, Asda, Sainsbury's, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Half size snooker table.
Garden: Terrace at the front of the house with garden furniture, lawns, a paddock, a covered area and courtyard with hot tub. Note that the front garden is not fully fenced and has a ha-ha, so children must be supervised.
Guests: This property sleeps 14 guests in 7 bedrooms in the main house and 2 more at an extra charge in the annexe. For more details please see the Floor Plans.
Highchairs: 2 available on request.
Hot Tub: The hot tub is in the courtyard at the back of the house. It seats 7.
Kitchen/Utility: Dual fuel Range cooker (5 burner gas hob with 90cm electric oven), additional standard electric oven, 3 under counter fridges, fridge freezer, microwave, 2 dishwashers, washing machine and tumble dryer.
Music: Bluetooth speakers for use inside the house only. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 7 bedrooms (4 ensuite), family bathroom, ground floor shower room, dining room, games room, living room, drawing room, kitchen, utility room/scullery. Adjacent annexe with a double bedroom and an ensuite wet room; this is available for 2 adults at an extra charge.
Room Configurations: Bedrooms 1 and 4 have twin beds, Bedroom 2 has a small double bed, Bedrooms 3, 5, 6 and the annexe have double beds, and Bedroom 7 has zip and link beds (super king or twins).
TVs: TV with Sky Sports & Movies in Drawing Room.
Wifi: Fibre broadband.
Woodburner: There are woodburning stoves in the dining room, living room and drawing room. Logs are provided.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
