What time can I arrive at the property?
The check in time for Beaverbrook 20 is 4pm. Unfortunately, it won't be possible for you to arrive earlier than this as we'll still be busy preparing for your stay. If you think you might be arriving in the area earlier, how about stopping off for lunch at one of the recommended pubs (see below), or visit one of the nearby towns or villages - like Ilminster, Chard, or Crewkerne.
We think we may like to travel down a bit earlier - is there somewhere we could stop for something to eat before arriving?

How do I find the property?
When you've made your booking you'll be able to access the My Booking page on our website and you'll find detailed directions. It's always best to use these rather than relying on SatNav, otherwise you might miss the turning to Beaverbrook 20. Remember to give these directions to anyone else in your group who is driving.
On arrival where should we park?
Beaverbrook 20 has a large private car park, with a sign at the entrance. Park there and walk up to the barn, and when you've got your bearings, perhaps had a cup of tea and that, you can drive round to the courtyard to offload.
Does this property require a cautionary deposit?
This property owner may require a cautionary deposit of up to £500 three weeks before your arrival. They will contact you directly to arrange this. More details about cautionary deposits can be found on this link.
Does this property allow two night stays?
Yes, this property has a two night weekend option. The two night breaks are from 4pm Friday - 4pm on Sunday. We must ask that you have leave the property promptly by 4pm, or you risk being charged for extra time in the property or having some of your cautionary deposit held rather than being returned. Note that owners, housekeepers or cleaners may visit the property after 4pm to check that guests have left or to start their chores.
We are thinking of inviting people over for the day is this allowed at your property?
Unfortunately this is not allowed at any of the Sleeps12 properties. This is clearly set out in the Terms and Conditions that we ask you to read at the time of booking. There is a maximum occupancy for each property that must not be exceeded for insurance/health & safety reasons, so every person who is a guest at the property must be added to the booking (we'll need their names and ages). If you have invited people to visit without realising this then you must call the office so that relevant permissions can be obtained from the owners of the property.
Can I have a food delivery to the property?
Yes you can arrange to have a food delivery to the property when you arrive or during your stay. We ask that delivery slots are made for after the arrival time of 4pm and that you are there to receive the delivery personally. We recommend that you put your mobile number and name on the delivery information. The following shops will deliver to this property: Asda, Waitrose, Sainsburys, Tesco and COOK.
How do I access the property on the day of my stay? Will the owner meet me there or do I have to find the keys?
All of your check-in information is provided for you about 4 weeks before your arrival. You will be emailed a link to this once it is available. You can view your check-in information by logging into the My Booking section of our website using your booking reference number and your email address. Then you'll be able to see the owner's contact details (in case you are going to arrive later than 4pm) as well as how to access the key if a key lock is provided.
What time should I depart from Beaverbrook 20?
The departure time is 10am for all stay, with the exception of two night weekend breaks in which case the leaving time is 4pm on Sunday. You must leave the property promptly by 4pm, otherwise you may be charged for extra time in the property or some of your cautionary deposit may be held.
What is supplied for us at Beaverbook 20?
You'll have enough crockery, cutlery and glasses for a dinner party, salt and pepper, tea, coffee, sugar, washing-up-liquid, dishwasher tablets, at least 2 toilet rolls per toilet, tea towels, dish cloth, scourer and sponge, oven gloves, kitchen roll, kitchen foil, cling film, bin bags, hand soap, and hairdryers in all bedrooms. All bed linen, cot mattress sheets, bath towels and hand towels are supplied. NB: Please bring extra towels for use in the swimming pool, hot tub and sauna, and suitable footwear, such as flip-flops for going to and from the spa hall.
How should we leave the property when we depart?
We expect you to leave the property pretty much as you found it, so please use the following as a rule of thumb:
- All rubbish should be bagged up and left outside the front of the property.
- All washing-up should be done and put away. It's okay to leave the dishwasher on with your final load when you leave.
- The kitchen table and kitchen surfaces should be wiped and clean.
- Any spillages made during your stay must be cleaned up.
- Please check all rooms to ensure that nothing is left behind.
- Any furniture that has been moved during your stay must be returned to its original position.
- We do not expect beds to be stripped; all towels etc. can be left in bathrooms
- Any damage or breakages should eb reported to us or the property owners asap
- Please let us or the owners know if anything is missing from the property or not working correctly.
Are dogs allowed at Beaverbrook 20?
Dogs are welcome at Beaverbrook 20, but please remember that they must be added to your booking and that there is an extra charge of £50 per dog. There are also some dog rules that you will need to read and follow.
Is there WiFi at Beaverbrook 20?

We are a family with small children - are there any cots provided?
Yes, Beaverbrook 20 has 3 travel cots for guest's use. You'll need to request these when you complete your bedroom configurations (the cots can be put in any bedroom). We will need the names and ages of all children and babies for insurance reasons. There are also 3 highchairs, which you will need to request before you arrive.
